How We Carry Out Home Valuations Posted: 26th April 2018

Choosing to sell up can be a big decision, even more daunting if not armed with all the relevant information you need before deciding whether now is the right time or not. At Nicol, we are here to help you make that decision, which is why we provide free, confidential, no obligation home valuations and market appraisals to those in the East Renfrewshire and Glasgow areas considering selling their home.

Accurate valuation

You may be ready to sell, or just curious about the value of your home and local market conditions that may lead you to sell at a later date. An accurate market appraisal of your home is critical of a successful sale and our team, including Managing Director Dougal Nicol and estate agent and valuer Daniel Cohen carry out hundreds of property valuations in the East Renfrewshire and Glasgow areas every year. This gives us unrivalled, accurate and up-to-date knowledge of the property market, what certain types of property typically sell for, how long they take to sell and how they are best marketed in terms of who buys them.

A free initial consultation

In order to meet your expectations, we start by meeting and listening to you – from the price you expect/hope to gain for your property, to how quickly you’d like to sell and how much or little you’d like your agent to be involved.  Arranging an initial consultation with one of the valuers at Nicol, you can expect around 30 minutes to an hour of your time, but we will take as long as needed, depending on your circumstances. We will carry out an appraisal of your property in order to give you an accurate value and expected sale price if you do decide to sell.

Explaining the local property market

We will also go with you through the local property market at present in your area, including which property types are selling, backed up by examples of  recent sales, to give you a picture of demand for property near to you. As a property’s value reflects not only number of bedrooms and what’s contained in the bricks and mortar, but popularity of an area, amenities, good schools and transport links, it’s vital that your estate agent has knowledge of the local area as a whole. Of the course the asking price given will be set in accordance with the formal valuation contained within the Home Report, but we will also consider the location, market conditions, competition for similar properties, improvements to your home and the general condition and presentation of your home as it stands.

Tailored marketing for your home sale

We can also give you an overview of the various marketing options we have available if you do decide to sell your property with us, discuss how we can tailor this to your specific needs and how we can offer support during the sales process right through to completion. Again, this is all offered on a free, no obligation basis.

As we have shared previously on the blog, the property market in East Renfrewshire is looking particularly healthy at present and we have seen real sales successes locally over the past 12 months. If you are thinking of taking advantage of this seller’s market, why not get in touch and arrange a free, no obligation initial meeting with our property experts today.
