January was the busiest month ever recorded on Rightmove, with visitors surpassing 150 million. This indicates that confidence has returned to the market at full force with house hunters looking to take advantage of a more stable and certain political climate in in the UK.
Here at Nicol Estate Agents we have noticed an uplift in enquiries from those looking for a new home at all stages of life, from first time buyers right through to retirement homes. We have also seen a rise in valuations with an imbalance where demand is growing faster than supply. We are hoping that a wave of new sellers will go towards satisfying this demand for good quality family homes close to East Renfrewshire’s top ranking schools including St. Ninians, Mearns Castle and Eastwood.
In January there were over 152 million visits to Rightmove, a 7% rise compared to the same period last year. The previous record for the busiest month was in May of last year.
Interestingly the five busiest days on Rightmove were between January 21st and the 29th, with Wednesday demonstrating the highest number of visits. This is a rise of 9% compared to the previous record on April 24th 2019. In addition, the time spent browsing for new homes rose by 4% and the number of sales being agreed by agents rose by 12% compared to the same month in 2019. This is the largest year-on-year jump since July 2017.
The annual jump in the number of sales agreed was at its highest in January – which was higher than the summer of 2016 – because of the short-term dip in activity immediately after the Brexit vote. It looks like we can expect an active spring market but to catch the wave of buyer momentum it’s important not to over-price your property as it’s still a sensitive market.
