Overall the local market has started well in 2019 and remains buoyant.

With strong competition among property buyers who are keen to secure family homes close to the many sought after amenities and high performing schools in the area, East Renfrewshire showed the highest average property prices in 2018 at £258,207, with a 6% increase on 2017 (the previous annual increase was 4.5%). Whitecraigs showed the highest average price within East Renfrewshire at £354,764.*

Overall the property market here in East Renfrewshire has been strong, despite economic uncertainty surrounding Brexit. We believe that people are getting on with moving and quite simply have had enough of the to-ing and fro-ing coming from Parliament. We have seen a shortage of homes for sale, especially 3, 4 and 5 bedroom family homes with demand continuing to outstrip supply.Property in the UK takes, on average, 50 days to sell.

In Scotland, this figure is just 39 days and in 2018 Glasgow property takes 27 days.** At Nicol Estate Agents we have seen property sales agreed in around 22 days with several properties sold within days of coming to market.According to recent research, the property features that are most in demand in the UK are an annexe, garage, garden and an acre of land.***

That’s something we have in abundance here in East Renfrewshire as families have extended and improved their property before making a move and most family homes here have a garage and plenty of outdoor space.

With regards to the Brexit referendum, across the UK the rate of house price growth plummeted in the year after the referendum everywhere except Scotland and in our opinion at Nicol Estate Agents, we have seen a slow but steady rise in house prices in East Renfrewshire, very much bucking the trend seen across the rest of the UK.****

We have seen a shortage of family homes and apartments in the Newton Mearns, Whitecraigs, Clarkston, Netherlee, Eaglesham and Giffnock areas, where demand has been outstripping supply, resulting in more closing dates and premium prices being achieved and, in some cases, the highest prices achieved in many years.
