A bedroom is a place of rest, and so should give off a calm and peaceful atmosphere to those viewing your property. At the very least, it should be clean, fresh-smelling and as clutter free as possible – without a pair of dirty undies in sight! Clutter makes any room feel more chaotic than it needs to, so cast a critical eye over your bedroom space and clear away any items that don’t need to be out on display. Bedside tables and dressing tables are the worst areas for attracting clutter – tidy away any phone chargers, water glasses and magazines and think about ‘dressing’ these areas with an attractive plant, vase of flowers, coffee table books or scented candles.
Clothes end up gathering in most people’s bedrooms on chairs, radiators, even the floor! This ‘lived-in’ look is a no-no when to comes to property viewings, however. No one wants to see your dirty socks or even your uniform hanging up for work the next day! It’s common sense, but make sure to give a check that everything is stored away in wardrobes, drawers or in the laundry basket.
The bed is the focal point of a bedroom so you can really make a statement here in preparation for your viewers. If your bedspread has seen better days, why not invest in a new one that matches in with the colour scheme of your room, or, if you have a neutral space, you can opt for a colour or pattern that really ‘pops’ to create warmth and interest. A clean and crisp, freshly ironed white linen bedspread can also work just as well. Make sure any bedlinen is newly washed and smelling fresh and you can think about the addition of pillows and throws to make it look extra plush and pretty.
You spend half your time sleeping there, so bedrooms can easily get a bit stale and stuffy. Get the windows open to air out the space in plenty time for your viewers to arrive. You can even use things like diffusers and scented candles to keep things smelling sweet. Lighting is also so important for the atmosphere of any room. You want to work with what time of day viewers are coming in and what daylight you have available. Keep curtains open and blinds up on bright sunny days, and if you are struggling for light or doing evening viewings, make sure you have strategically placed lamps and a working overhead lightbulb as a lot of viewers will want to see rooms in full light.
You get used to the wear and tear in your home but marks and imperfections may act to put some viewers off. Most bedrooms will have carpets and it’s worth considering whether yours could do with a clean, whether a scrub will do or a hire machine might be needed for a deeper clean. A clean carpet can make a huge difference to how tidy and fresh a bedroom feels. Think about any small DIY repair jobs you think could be done, including scuffs on walls and woodwork, squeaky doors or faulty curtain rails. Spend an afternoon fixing and it will act to make your bedroom all the more attractive to potential buyers.
