But which home improvements are going to add value to your property before you sell? Larger projects are only really worth spending thousands of pounds on if you are looking to sell in the future but need the extra space now. By adding an extension or loft conversion you could find that you only make back what you spent straight away – but we’ll be happy to talk to you about the current market and what we believe will add the most value.
In the meantime, there are some smaller improvements you can make to help to maximise your sale price.
Easy upgrades
The easiest thing to do to make your home more attractive and hopefully increase the sale price is to redecorate. You’ll be surprised the difference a lick of paint can make to your home – either modern colours or (much safer) neutral tones or white will increase the sense of space and light in your home. It’s also a good idea to fix any superficial defects so that you give the impression that your home is well cared for. These include peeling paint, marks on the walls, dripping taps, floor creaks, limescale or mould in the bathroom, broken lightbulbs and broken blinds or curtain rails. If you have any damp issues, it’s best to be honest about this from the off as it will come up in a Home Report and save any re negotiating on price. Also make sure your windows are sparkling clean.
Kerb appeal
The front of your house is really important especially if you get any ‘drive bys’ before committing to a viewing, or if someone sees the For Sale sign. Smarten up your front door with paint or new door furniture and make your garden look neat and well cared for. You’ll be amazed the difference that some brightly coloured flowers can make and if you create some lovely pots you can take them with you.
Garden
The garden should feel like an extra space for entertaining or relaxing, rather than an expanse of grass. Ensure your garden looks tidy and attractive and remember to ‘stage’ this area much like you would the inside of your home. Some well positioned dining furniture or seats will be a great addition along with neat borders, cleared pathways and cut back trees or bushes.
Kitchen makeover
Your kitchen will be the hub of the home and as such it’s an important room to create a good impression. You can smarten up a kitchen using a kitchen makeover company or even by using cupboard or tile paint. Clear as much as the work surfaces as you can to create an enhanced sense of space, remove cluttered calendars and children’s pictures so that prospective buyers can envisage themselves living there.
