Providing a valuation

There are many factors that determine the price of your home. We will give you a valuation on what your home is worth and what we believe you will achieve in the current market in your area.

The asking price of your property will be determined by a combination of factors together with the knowledge of how the local market is behaving at the moment.

Location

We look at the location of your home – both in terms of the area and amenities, but also in terms of the immediate surroundings.

Recent sales

We will also consider the style of property and look at the sales prices similar properties are currently achieving. This could be for seasonal reasons – with the busier months leading to higher prices achieved as competition is high, or it could be due to unprecedented circumstances – for example those we have seen in recent months with the search for more space following the pandemic.

Condition of the property

We will then look at other factors that are unique to your home such as the condition it is in, improvement works you have carried out such as extensions, windows, heating systems etc. as well as the quality of the work and internal factors such as the finishings, flooring, décor etc.

Scope

We also look at the scope for improvement – is there room to extend or improve?

Market conditions

We will assess the current demand for this type of property, how much have they sold for recently and how long it is taking to find a buyer. Knowing this information is crucial to getting the price right.

Your aims

Finally, we will ask you if you want a quick sale or are looking for the best price possible. This will help to open up a conversation about the strategy we would use for the sale of your home.
